The story behind the sale

From School Pickups to Sold: A Story of Family, Perseverance, and a Remarkable Edmonds Sale

Every real estate journey has a story and this one began with a familiar face at my son’s elementary school. What started as friendly after-school conversations soon turned into a heartfelt partnership to help a local family through a major life transition.

My client was in the midst of moving his elderly parents into assisted living. Like many families navigating this stage, they were balancing logistics, legal hurdles, and emotions while wanting to make sure their longtime Edmonds home was handled with care and integrity.

The summer brought its share of challenges. From legal discussions to clearing up title details, every step required patience and precision. Once we were ready to move forward, the next question was how to position the property in a way that would attract the right buyers.

After careful review from a trusted colleague, lender, and underwriter, it became clear that the home’s condition would not allow for conventional financing. That meant our buyer pool would consist primarily of cash investors, developers, and experienced renovators.

We studied comparable properties in the Edmonds area and crafted a pricing strategy designed to spark interest from both developers and end users. Listing the home at $625,000, we aimed to create excitement and competition from day one and it worked!

Within two hours of going live, the first offer arrived. The momentum didn’t stop there. By the end of the week, and after sticking with our planned offer review date, we had 13 offers, all cash.

After thoughtful review and negotiation, we selected the offer that provided the best balance of price and terms. The home ultimately closed at an incredible $910,000, a testament to smart pricing, strategic marketing, and teamwork from start to finish.

For my client, the sale marked more than just a successful transaction, it represented relief, closure, and the ability to refocus on what truly matters: time with family.

From our first conversation after school to the moment keys changed hands, this journey was filled with collaboration, care, and community. Helping families through transitions like this is one of the most rewarding parts of what I do.
